The Local Housing Market Assessment (LHMA) has been prepared by Isle of Anglesey County Council in line with Welsh Government guidance.
It provides a robust evidence base to inform the council’s housing strategy, Local Development Plan, and the delivery of affordable housing across the island.
The LHMA assesses current and future housing need, identifying the type, size, and tenure of homes required, and supports key processes such as negotiating affordable housing through the planning system and allocating Social Housing Grant.
Anglesey is divided into nine housing market areas to better reflect how people live and move across the island, allowing for a more accurate understanding of local housing demand. The LHMA highlights key challenges, including housing affordability pressures and a high demand for smaller homes, particularly one-bedroom social housing, as well as a need for affordable home ownership options.
Over the first five years of the assessment, the average annual gross need for affordable housing is estimated at 248 homes. After accounting for anticipated supply, this results in a net requirement of 167 affordable homes per year, including 73 social rented homes, 31 intermediate rented homes, and 63 low-cost home ownership properties.
The assessment also identifies a particularly high demand for one-bedroom social rented homes, with a requirement of approximately 65 units per year. The LHMA should be considered alongside housing register data presented within the council’s housing prospectus, ensuring that both long-term strategic need and current demand are taken into account when developing housing proposals.
