Isle of Anglesey County Council is inviting bids for the lease of the telecommunications mast at Penmynydd.
Features
- Operational 45.8 m steel lattice telecommunications mast.
- Suitable for telecommunication operators seeking strategic rural location.
- Single lessee preferred, responsible for managing sub-letting arrangements.
- Existing infrastructure to accommodate telecommunication equipment, broadcast services, or similar operations.
Description
Accessed via the highway network located approximately 580m from the B5420 through Penmynydd. The rural site 29m x 29.3m (approx. 850 sq m) is already in an elevated position with panoramic views over the majority of the Isle of Anglesey and along the North Wales coast from Llandudno to the Llŷn Peninsula. The site is bounded on three sides with agricultural fences and from the highway with a soil and stone embankment. A 4m wide agricultural gate provides access from the road.
Originally erected in 2002 the 45.8m high steel lattice mast is supported on a concrete base and includes service cabinet and storage container.
Lease terms
A 99-year lease agreement is proposed. An initial premium will be paid by the successful bidder on commencement in return for an ongoing annual peppercorn rent for the lease period.
The Tenant shall be responsible for:
- repair and maintenance of the mast and associated infrastructure
- management of sub-tenancies (if applicable)
- compliance with all relevant statutory and operational requirements
The successful applicant will be responsible for the legal fee for preparation of the lease, which will be in the region of £613.50.
Community provision
The site is currently utilised by Môn FM, a local community radio station. The successful lessee will be required to ensure Môn FM retains access to the mast for the foreseeable future, rent-free. This includes access to existing infrastructure for operational needs.
This opportunity aligns with the council’s objectives to promote local economic development and community cohesion while supporting the growth of telecommunications infrastructure.
